Turnover cleaning is not the same job as regular housekeeping, and pretending otherwise is how people get let down.
A guest checks in at three. A lease ends Friday. A showing is booked for Saturday morning. There is no version of that where we come back tomorrow and finish up. The window is the window, and either the place is ready or it is not.
We confirm the scope in writing so nobody is surprised at the door. We clean the parts that only get noticed when they are wrong, the inside of the fridge, the top of the cabinets, the track on the shower door, the corner behind the toilet. And we would rather tell you a window is tight than take the booking and hope.

We hit the turnover window
Check-in times and lease dates do not move, so we treat them as fixed. If we ever cannot make a window, you hear it from us early enough to do something about it, not after.
The scope, agreed up front
We agree what is included before we start, so nothing is assumed on either side. Anything outside that scope gets quoted and approved before we touch it.
The parts nobody checks
Inside the appliances, the top of the door frame, the vent covers, the grout line. Guests and inspectors find these. We would rather find them first.
If it is not right, we come back
Walk it after we leave. Anything that is not what you expected, tell us within 24 hours and we return and re-clean it at no cost and without a debate about it.

Who is actually coming?
Our own crew, not a rotating pool of subcontractors. For recurring work you get the same people once we know the building, because someone who has cleaned a place before is faster and misses less.
Do I have to be there?
No. Most of our work happens in empty properties. Arrange access by key, code or lockbox, and we will confirm in writing exactly how we get in and how we leave it.
What if something breaks?
We are fully insured, and you can ask for the certificate before you book. If we damage something, you hear about it from us the same day rather than finding it yourself.
What if I am not happy?
Tell us within 24 hours and we come back and re-clean the area at no cost. No argument, no invoice. We would rather spend an hour fixing it than lose the relationship over it.
How do you price it?
By the property and the scope, quoted after we understand the job, not from a per-square-foot table that ignores what is actually in front of us. Extras are approved before we start.
Are you a registered business?
Yes. Oryx Cleaning LLC is a registered New York limited liability company, fully insured, and we run our cleaners on proper payroll rather than as contractors. Ask and we will send the paperwork.
Are you tied into a contract?
Only if you want one. Recurring commercial work runs on a simple agreement you can end. One-off turnovers and post-construction cleans are exactly that, one job at a time.
